Description

The Property
The Old Rope House is located in a wonderful position in the centre of Southwold within easy walking distance of both the sea front and the High Street. The property has been a successful holiday let for a number of years and offers large, light well propotioned rooms, full of character with stripped floors and doors. The entrance hall has stairs to the first floor and access to the sitting room and the large dining/family room, off this at the rear of the property is the fitted kitchen and a useful shower room. The first floor has two good sized double bedrooms and a bathroom with white suite including a roll topped bath. The second floor again, has two good sized double bedrooms and there is a useful integral room, used by the current owners for storage, but seemingly with the potential to become another bedroom or second floor bathroom. The Old Rope House would make an ideal holiday home with excellent letting potential or would suit equally well as a comfortable main residence.

Outside
The property is set back from the road by a front garden laid to lawn with hedging and fencing. At the rear of the property is a courtyard area with the back portion given over to the valuable amenity of off road parking which is accessed off Cumberland Close.

Location
The historic coastal town of Southwold occupies a prominent position on the East Suffolk Heritage Coast and is well placed for access to all amenities in the area which is designated as being of Outstanding Natural Beauty. The town has a bustling High Street which offers a wide range of shops which cater for most day to day needs and there is also a library, unique small cinema and golfing and sailing clubs. The East Suffolk coast boasts a wide variety of attractions including many walks by the sea and inland, notably in Dunwich Forest, a network of designated cycle routes and for birdwatchers the renowned RSPB bird sanctuary at Minsmere. To the south is the coastal town of Aldeburgh which is home to the internationally famous music festival with many concerts being held at the Snape Maltings complex.
