The Property

Off the beaten track and in the heart of the Suffolk countryside The Patch comprises a detached property of timber frame and timber clad construction surrounded by farmland. The property is in excellent and attractive decorative order and the current owner has been a full time resident for the last 45 years - this being the first time the property has come to the market since then. The accommodation is ‘quirky’ in the most positive way being centred around a family living/dining/kitchen area. There is a spacious separate sitting room and the property has a main bedroom with dressing room and it’s own shower room, two further bedrooms and another bathroom. Letting in plenty of light The Patch has views over it’s own gardens and surrounding farmland and enjoys spectacular sunsets, seemingly ideal as either a full time home or idyllic holiday retreat to appreciate a property in this very rarely available location viewing is essential.

The gardens are a major feature of the property with the current owners being keen gardeners. As you approach at the front of the property is parking and behind is a paved patio, ideal for sitting out. The good sized gardens face south west and have further areas for sitting out and are well tended being laid to lawn with a range of flowers and shrubs. Towards the end of the garden are fruit trees and a vegetable patch and there is a timber shed/workshop with additional parking.

Bramfield lies just over 2 miles to the south of the market town of Halesworth. Halesworth is centred around a pedestrian precinct and offers a full range of shops which cater for all day to day needs. The town also offers a surgery, library and primary school along with ‘The Cut’ arts centre and there is a railway station which offers a regular service, via Ipswich, to London Liverpool Street. Bramfield offers an ideal location for access to the East Suffolk Heritage coast much of which is designated as being an Area of Outstanding Natural Beauty. Focal points are the historic coastal towns of Aldeburgh and Southwold and the area offers a variety of walks and cycle routes together with the RSPB sanctuary at Minsmere.

From Bramfield proceed in a southerly direction towards the A12 along the A144. After about a mile and a half turn right at the bottom of the hill. Proceed along this road for a few hundred yards and turn right onto the track signposted Footpath. Proceed along this track until you reach the level crossing. Follow the instructions to cross (failure to observe these instructions could result in a fine and there is cctv) proceed along the track the other side for several hundred yards and The Patch will be found on your left. For SatNav the postcode is IP19 9AQ.
